What building permits and inspections are required in Hidalgo and Cameron Counties? +
For a new custom home, you'll need a construction permit from your city (McAllen, Edinburg, Mission, Brownsville, Harlingen, etc.), plus electrical, plumbing, mechanical, and HVAC permits. Inspections happen throughout construction: foundation, framing, rough-in, insulation, and final.
We handle all permit applications, inspector coordination, and documentation — this is our job, not yours. Residential permits typically process in 2–4 weeks. We've processed permits across every municipality in Hidalgo and Cameron Counties.
Land, Location & Climate
Do I need my own land to build a custom home? +
No. We offer multiple paths: you can bring your own lot and we'll build on it anywhere in the Rio Grande Valley, we can help you find and purchase the right land, or you can choose a lot in one of our communities — Bicentennial Community or Pecan Heights in McAllen.
If you already own land in Edinburg, Mission, Harlingen, Brownsville, or elsewhere, we evaluate drainage, soil conditions, utilities, and zoning. If you need land, Jessica (our co-founder and licensed Texas realtor) helps you find the right lot, negotiate the purchase, and coordinate from land acquisition through move-in.
What are the best areas to build a custom home across the RGV? +

How does the South Texas climate affect home design decisions? +
South Texas heat and humidity drive every major design decision. We orient homes to minimize west-facing glass, specify high-efficiency HVAC systems, insulation rated for Valley temperatures, and radiant barrier roofing.
Roof overhangs, UV-resistant exterior materials, moisture-resistant drywall, and aggressive drainage planning — we design every element to perform in July, whether your lot is in Edinburg or Harlingen.
What soil conditions should I know about for building in the RGV? +
The entire Rio Grande Valley sits on clay-heavy soil that expands and contracts with moisture changes. We use post-tension foundations engineered to handle soil movement, and test soil on every site before construction begins.
Drainage is critical: poor drainage leads to foundation stress and moisture problems. We slope grades aggressively and install proper storm drains. If you're buying raw land, we recommend getting a soil test before committing.

Is Sisu Development licensed and insured? +
Yes. Sisu Development LLC is fully licensed, bonded, and insured in the state of Texas. We carry general liability insurance and workers' compensation coverage on every project. We comply with all Texas construction regulations including Hidalgo and Cameron County building codes. We're happy to provide proof of insurance, licensing documentation, and references upon request.

What software do you use for project management? +
We use Houzz Pro for all project management and client communication. Every client gets full access to their project portal — architectural plans, visualizations, progress photos, timelines, budgets, and change orders in one place. We update photos weekly so you see real progress. No more lost emails or missed phone calls — everything is organized in one system.
Can you offer visualizations during the build? +
Yes. We provide three types: conceptual renderings (early-stage art to help you envision the design), detailed architectural plans (construction documents for permitting and building), and weekly progress photos through Houzz Pro. The combination means you're never in the dark about what's being built or how it's progressing.
Can Sisu also handle the realty side? +
Yes. Jessica, our co-founder, is a licensed Texas realtor. We handle the entire journey: finding land anywhere in the Rio Grande Valley, negotiating the purchase, and building your custom home — all with one team. No coordination gaps between your real estate agent and your builder.

Does Sisu Development build spec homes or just custom? +
We build both. Custom homes are our specialty — you bring the vision, we execute every detail. But we also build spec homes: homes we design, construct, and sell finished or near-finished. Bicentennial Community and Pecan Heights both have spec home options. Spec homes run $105–$130/sq ft compared to $115–$220/sq ft for full custom. Some clients prefer spec for the simplicity; others want the full custom experience.
Can Sisu Development handle commercial or subdivision projects? +
Yes. Beyond custom and spec homes, we develop communities and take on selective commercial projects across the Rio Grande Valley. Bicentennial Community and Pecan Heights are our active subdivision developments. On the commercial side, we bring the same discipline: transparent budgets, clear timelines, and quality execution.
