Cost & budget.
How much does it cost to build a custom home with Sisu?
$108 to $150 per square foot built in Hidalgo County for Essentials and Signature tiers, with Custom quoted per project. The full breakdown line by line lives in the RGV Custom Home Cost Guide.
Is the price you quote the price I pay?
Yes. Sisu contracts are fixed scope and the number on the contract is the number that closes. Change orders only come from your side, not ours.
What is open-book pricing?
Every line item is visible: subs, materials, labor, overhead, margin. You see the build of the number we quoted before you sign.
Timeline & process.
How long does a custom home take?
22 to 32 weeks from contract to closing on a typical Sisu custom. Weather rarely slips the schedule by more than a week. The biggest variable is allowance items like cabinets and tile, where lead times can stretch.
Who is the GC on my home?
Daniel Estrada. The same person who quoted it, signed the contract, and inspects framing. Multiple site visits per week. Meet the team.
Can I bring my own architect?
Yes. We work with your architect or ours. Same standard either way.
Land, lot, & permits.
Can you build on a lot I already own?
Yes. About half of our custom builds are on lots the client already owns. Bring us the survey and the soils report (if you have one) and we will price the build on your specific lot.
Do you handle permitting?
Yes. We pull permits with McAllen, Edinburg, Mission, Pharr, Weslaco, Harlingen, or Brownsville, whichever applies. You sign one contract and we run the city paperwork.
Do I need a soils report?
Yes. Sisu requires a soils report before final pricing on any custom build. Hidalgo County has expansive clay in many areas; the slab and foundation are engineered to the report.

Do you offer financing?

What is the warranty?
10-year structural, 2-year systems, 1-year workmanship. Daniel handles every warranty call personally, same as during the build.
