The Traditional Path and Where It Breaks

Design-bid-build works like this: hire an architect, finalize plans over six to nine months, then send those plans out to three or four builders for bids, pick one, sign a separate contract, and start construction. The architect’s contract ends roughly when yours with the builder begins.

The breakdowns happen in the seams. The plans go to bid and come back twenty to thirty percent over budget. Now you’re either cutting the features you spent six months designing, or you’re rebudgeting and re-bidding, which costs another two to three months. During construction, a framing detail turns out to be impractical, the builder calls for an RFI, the architect responds in five business days, the framer sits idle, and the schedule slips. When something goes wrong with the finished product, the architect says it was built incorrectly and the builder says the plans were wrong. The homeowner pays for the gap either way.

Design-Build: One Team, One Number, One Contract

In design-build, the architect, the designer, the project manager, and the construction team are inside the same company on the same contract. The cost of construction informs the design as it’s being drawn, not after the plans are done.

For you as the homeowner, that means one point of contact, one schedule, and one number you’re working against. When questions come up the answer happens that day, not next week. When something goes wrong on site, the team that drew it and the team that’s building it are the same team, so the fix happens fast and at no extra cost to you. Design-build runs in parallel. Foundation engineering can start while interior finishes are still being selected. Permits go in once the structural set is sealed, while the kitchen is still being detailed. Site work starts while you’re picking tile. The whole project compresses by two to four months on a typical custom build. That overlap is part of how our building process is structured.
