Every Sisu home ships with the Texas-standard 1/2/10 builder warranty, one year on workmanship, two years on systems, ten years on structural. Plus one thing the form doesn’t say: Daniel still answers the phone.

Note: Year 1 workmanship covers Sisu’s install of any item, even items also covered by a manufacturer’s warranty. Manufacturer warranties on appliances, fixtures, and equipment continue past Year 1 per each manufacturer’s terms.

The 1/2/10 warranty is the legal floor. Sisu’s service promise is the ceiling: as long as the company exists and Daniel is the GC, the phone number on your contract is the phone number you call when something goes sideways.
Most regional builders sub the warranty out to a third-party warranty company after closing. Sisu doesn’t. The person who quoted your home is the person who responds.
How to file a claim.
No portal, no ticketing system. You text Daniel a photo and the address. We take it from there.

One photo and one sentence is enough to get started. Daniel reads every message; no warranty triage layer.

Most issues need eyes-on. Daniel or our service tech comes to the home, often the same week, to identify root cause.

You get a written scope and a date. If a trade partner is needed, we coordinate, you don’t.
· Per trade partner availabilityWe do the work & close out.
You sign off when the fix is done. We document it for your warranty file. No more rounds, ever, on that exact issue.

The honest list.
- Normal wear: scratches, scuffs, settling cracks under 1/4″
- Damage caused by water from outside (floods, storms)
- Damage from owner modifications or third-party work
- Lawn, landscaping, irrigation after move-in
- Insect, rodent, or termite damage
- Failure to maintain HVAC filters, sump pumps, drains
- Acts of nature: hail, wind beyond design spec, lightning
- Cosmetic items reported after the Year 1 walkthrough
- Appliances, fixtures, and equipment past their manufacturer warranty
- Damage from missed routine maintenance (your homeowner’s manual lists what + when)
Gray-area items: call us anyway. We’ll tell you straight whether it’s covered or not, and if it isn’t, we’ll usually quote the fix at trade cost.
Warranty FAQ.
Is the warranty transferable if I sell?+
Yes. The full remainder of the 1/2/10 transfers to the next owner at no charge. We mail the new owner a binder within two weeks of closing.
Do I need to register the warranty?+
No registration form. Your closing packet contains the certificate. Daniel keeps a parallel record in your project file, when you call, he already has your address and build date.
What’s an emergency vs. a regular claim?+
Emergencies are water, gas, electrical, or HVAC issues that make the home unsafe or uninhabitable. Call Daniel directly, same-day site visit, 7 days a week. Regular claims (a sticky door, a paint touch-up, a piece of trim) text any time, 1-business-day response.
Is the 1-year walkthrough scheduled?+
Yes. At closing, we put a placeholder on the calendar for Month 11. Two weeks before, Daniel confirms and we walk the home together to catch anything you want addressed before the workmanship year closes.
What if a sub goes out of business?+
The warranty is Sisu’s, not the trade partner’s. If a roofer or plumber closes shop, we bring in our current partner and Sisu covers the cost. You don’t chase anyone.
What if I disagree with a denial?+
In five years of building, this has happened twice, both times we ended up fixing it. If we disagree, you have the option of binding arbitration through TRCC. The clause is in your contract. We’ve never had to use it.
