What we build, on the commercial side.

Sisu’s commercial work is small to mid-sized, the kind of project where a single founder can run point on every meeting and the owner still talks to the builder, not a project coordinator. We don’t bid hospitals. We don’t chase highway interchanges. We build the buildings local investors, small operators, and tenants actually need. On the larger and more specialized commercial work, we partner with KSI Cold Formed Steel so you get our service standard plus their deep commercial expertise on one team.

Ground-up pad sites for single tenants or shell-and-vanilla-box retail. Includes site work, utilities, foundation, vertical, MEP, finish, and CO.

Locked pricing after contract

If lumber or steel moves mid build, that’s our problem to manage, not yours. Change orders come from your side, not ours.

Open book budgets

Every line item is visible. Subs, materials, labor, overhead, margin, you see the build of the number we quoted.

Founder on site

Daniel is at your jobsite multiple times a week. Same person from contract signature through CO.

Weekly Friday updates

Photos, milestones, and what’s coming next week. Same cadence whether it’s a townhome or a tenant build-out.

Bilingual end to end

Contracts, meetings, walkthroughs, and crew coordination in English or Español, whichever your team prefers.

A short, honest list

Commercial scope we pass on.

The Valley deserves builders that say no when the fit is wrong. Things we don’t take on:

  • Hospital, large institutional, or high-rise.
  • Projects with active litigation between owner and prior GC.
  • Public-bid work where the lowest number wins regardless of scope.
  • Projects outside Hidalgo or Cameron County. We refer you to a builder we trust.
