Retail pads, light commercial, tenant build-outs, mixed-use. We take on commercial work in the Rio Grande Valley the same way we take on a custom home, founder-led, locked pricing, permits through turnover, on the schedule we signed. On larger and specialty commercial scopes we partner with KSI Cold Formed Steel so you get Sisu’s service standard plus deep structural expertise on one team.
Sisu’s commercial work is small to mid-sized, the kind of project where a single founder can run point on every meeting and the owner still talks to the builder, not a project coordinator. We don’t bid hospitals. We don’t chase highway interchanges. We build the buildings local investors, small operators, and tenants actually need. On the larger and more specialized commercial work, we partner with KSI Cold Formed Steel so you get our service standard plus their deep commercial expertise on one team.

Commercial done right needs structural expertise no general builder should claim alone. For our larger and specialty commercial projects, Sisu works hand in hand with KSI Cold Formed Steel, a Texas cold-formed steel framing specialist with a portfolio spanning hospitality, multi-family, commercial, and high-spec residential across Texas, Louisiana, and Wisconsin.
You get the Sisu service standard, the same founder-on-site discipline, the same locked-pricing and weekly-update playbook, paired with KSI’s structural engineering and CFS framing expertise: hotels, townhomes, mixed-use, and the kind of long-span buildings cold-formed steel is built for. One partnership, two standards on one team.

A handful of projects that show the range. From shell pads to full tenant build-outs, every one of these was on contract, on schedule, and led on site by Daniel.
52,000 sq ft hospitality structure in Mission, TX. Cold-formed steel framing throughout the multi-story envelope. Built in partnership with KSI.
Same hotel project from above. Full site footprint, surface parking, and the scale that cold-formed steel makes possible on a tight hospitality timeline.
Five three-story townhomes in Houston, TX. Cold-formed steel and concrete shear walls. Built for long-term hold with serious envelope and structural spec.
7,000 sq ft cold-formed steel residence in Bastrop, TX. Custom high-spec home on a wooded lot, the kind of long-span structure CFS is built for.
Ground-up pad sites for single tenants or shell-and-vanilla-box retail. Includes site work, utilities, foundation, vertical, MEP, finish, and CO.
Standalone offices, professional suites, medical and dental. Concrete tilt-up, masonry, or wood-frame, depending on what the program asks for.
Finishing a shell into a usable space. Retail interiors, medical TI, restaurant TI, office reconfiguration. Permit-to-keys turnover.
Ground-floor retail with residential or office above. We’ve designed this for our own developments and can run it for yours.
Townhome and small-lot single-family developments where the same builder runs the subdivision and the homes. See Pecan Heights for what that looks like in practice.
If you have a project that hasn’t been priced yet, we can run early-phase work: feasibility, budget setup, plan review, value engineering, and contractor selection.
Same playbook as our custom work, condensed for commercial timelines. The number on the contract is the number that closes.
First call, site visit, scope review, rough order of magnitude. If the budget and the program don’t line up, we tell you on the first call. No proposal theater.
Coordination with your architect (or ours), MEP engineer, civil. We bid the work line by line and put a real, locked number on it.
Fixed-scope contract. We pull permits with McAllen, Hidalgo County, Edinburg, Mission, whichever AHJ applies. Insurance, bonds, and trade contracts in place before mobilization.
Site prep, utilities, foundation, structure, envelope, MEP, finishes. Weekly Friday updates with photos. Daniel on site multiple times a week.
Final inspections with the AHJ, fire marshal, health department where applicable. Certificate of Occupancy in hand before turnover. Punch list closed within 14 days of CO.
12-month workmanship warranty, manufacturer warranties on installed systems. One contact for warranty calls, Daniel, same as during the build.
If lumber or steel moves mid build, that’s our problem to manage, not yours. Change orders come from your side, not ours.
Every line item is visible. Subs, materials, labor, overhead, margin, you see the build of the number we quoted.
Daniel is at your jobsite multiple times a week. Same person from contract signature through CO.
Photos, milestones, and what’s coming next week. Same cadence whether it’s a townhome or a tenant build-out.
Contracts, meetings, walkthroughs, and crew coordination in English or Español, whichever your team prefers.
The same RGV electricians, framers, MEP and concrete crews we’ve used on dozens of builds. People we trust on the schedule we promised.
The Valley deserves builders that say no when the fit is wrong. Things we don’t take on:
If your project sits in any of those, we’ll point you to the right team on the first call. Same Valley, same trades pool, most everyone knows everyone.

First call is 15 minutes. If the project’s a fit, we walk you through what a Sisu engagement looks like for your build.
