By using this site, you agree to these terms. If you don’t agree, please don’t use the site. Continued use after a posted update means you accept the updated terms. The current version always lives at sisudevelopment.com/terms/.

This site exists to tell you what Sisu Development builds, share resources like the Planning Guide and journal, and give you a way to contact us. Pricing, square footage, timelines, and floor plans shown on the site are estimates for planning. A binding agreement is created only when both parties sign a written contract.

Journal posts, the Planning Guide, FAQs, and other content on this site are general information drawn from our experience building in the Rio Grande Valley. They are not legal, financial, or engineering advice for your specific project. For decisions that affect your money or your home, talk to a licensed professional in that field, we’ll happily point you to ones we trust.

You agree not to:

• Use the site for anything illegal, deceptive, or harmful to other users.
• Scrape, mirror, or copy substantial portions of the site for commercial use without our written permission.
• Reverse engineer, probe, or attempt to bypass any security on the site.
• Submit malware, spam, or false information through any form.
• Impersonate any person or misrepresent your affiliation with anyone.
• Use automated tools (bots, scrapers) to extract content beyond what is publicly allowed in robots.txt.

This site doesn’t require an account. When you fill in a contact form, financing prequalification, or guide download form, you are responsible for the accuracy of what you submit. By submitting, you confirm you are at least 18 years old and authorized to provide the information.

How we handle the information is covered by the Privacy Policy.

Everything on this site, the writing, the design, the photographs, the floor plans, the logo, the Sisu name, is owned by Sisu Development, LLC or our licensors. The Sisu monogram, the “for a better living” tagline, and the names of our developments (including Pecan Heights) are trademarks of Sisu Development.

You may view and print pages for personal, noncommercial reference. You may quote short excerpts of journal posts with proper attribution and a link back. Anything beyond that, republishing, copying floor plans, using our photos in your marketing, needs written permission. Email Daniel first; we are reasonable people.

When you send us a message, testimonial, project photo, or any other content through the site, you grant Sisu Development a nonexclusive, royalty free, worldwide license to use that content in connection with our business, for example, to publish a testimonial on the site or include a project photo in marketing. You can ask us to stop using your submission at any time.

You confirm that anything you submit is yours to share and doesn’t violate anyone else’s rights.

We link to other sites occasionally, lender partners, design references, news articles. We don’t control those sites and aren’t responsible for their content, accuracy, or privacy practices. Linking doesn’t imply endorsement of everything on the linked site.

The site is provided “as is” and “as available.” We make no warranty that it will be uninterrupted, error free, secure against intrusion, or that any information on it is current or accurate. We do our best to keep it accurate, but custom home costs, building codes, and timelines change. Don’t bet your project on a number you read on the site without confirming it on a call with us.

Floor plans, renderings, and lot configurations are subject to change without notice. Photographs may include design elements that are not standard. Specifications, pricing, and availability are subject to change and a final contract.

To the maximum extent permitted by Texas law, Sisu Development is not liable to you for any indirect, incidental, consequential, special, exemplary, or punitive damages arising out of your use of the site, even if we have been told the possibility of such damages exists. Our total liability to you in connection with the site is capped at $100, or the amount you have paid us (if any) for use of the site, whichever is greater.

This section does not limit any liability that cannot be limited by law.

You agree to defend, indemnify, and hold harmless Sisu Development, its officers, employees, and affiliates from any claim, demand, loss, or expense (including reasonable attorney fees) arising out of your misuse of the site, your violation of these terms, or your violation of any law or third party right.

These terms are governed by the laws of the State of Texas, without regard to its conflict of laws rules. Any dispute arising out of or related to the site or these terms will be resolved exclusively in the state or federal courts located in Hidalgo County, Texas. You consent to personal jurisdiction in those courts.

We may update these terms from time to time. If we make material changes, we’ll post the updated terms with a new effective date and, if you’re on our email list, send a note. Continuing to use the site after the update means you accept it.
