Privacy Policy
Plain English. Effective May 24, 2026. We collect the minimum we need to talk to you about your build, we never sell your information, and you can ask us to delete it at any time.
Who we are
This site is operated by Sisu Development, LLC, a Texas limited liability company headquartered in McAllen, TX. When this policy says “we,” “us,” “our,” or “Sisu,” that’s who we mean. When it says “you” or “your,” that’s whoever is reading the site or sending us information through it.
Sisu Development is a custom home builder and general contractor. The site exists to tell you about what we build, let you reach out, and share resources like the Planning Guide and journal. We are not an advertising network. Custom homes are the only thing Sisu sells.
What we collect
Two categories of information.
Information you give us
- Contact information, name, email, phone number, and whatever you write into the message field of a contact form, financing application, or guide download form.
- Project details, lot status, budget range, timing, scope notes. Only what you choose to share.
- Financial prequalification information, if you start a financing prequalification on the site. This may include estimated income, debt, and home price range. We forward this to one of our partner lenders if you request a lender introduction; otherwise it stays with Daniel and is deleted on request.
- Email subscription, if you sign up for the journal or guide list.
Information collected automatically
- Server logs, IP address, browser, operating system, pages visited, referring URL. Standard web access logs, kept for security and troubleshooting.
- Analytics, aggregated, nonidentifying traffic data through Google Analytics 4 (anonymized IP) and, when relevant, Meta Pixel for ad attribution. See section 05.
- Cookies, small text files we use to remember language preference and to support analytics. See section 05.
We do not knowingly collect Social Security numbers, government ID numbers, payment card data, or precise geolocation through this site. If we ever need that information, for example, during contracting, it is collected through a secure off site tool, not the website.
Why we collect it
- To respond to your inquiry, that’s the main one.
- To send you the guide, journal, or other resource you requested.
- To prequalify you with a partner lender, only if you ask us to.
- To improve the site, figure out what’s working, what’s broken, and what’s confusing.
- To comply with the law if we have to.
That’s the whole list. Your information is never used for advertising profiles, sold or traded.
Who we share it with
A short list of third party tools support the day to day. Each of them sees only what they need to do their job.
- Email service provider (for the journal and guide list).
- Web hosting and CDN, which see request logs.
- Calendar booking tool, if you book a Build Strategy Call through the site.
- Analytics, Google Analytics 4 (with IP anonymization) and, if relevant, Meta Pixel for measuring ad performance. We use aggregated reports only.
- Partner lenders, only if you ask us to make a lender introduction. We send only what is needed for prequalification.
- Legal and regulatory authorities, if we are required to by a valid subpoena, warrant, or court order.
Sisu does not sell personal information.
Cookies and analytics
The site uses a small number of cookies:
- Functional, remember your language preference (EN/ES) and any form state. Required for the site to work normally.
- Analytics, Google Analytics 4 with IP anonymization, used in aggregate.
- Advertising, when we run a campaign, Meta Pixel and Google Ads tags measure conversions. These can be disabled in your browser settings, or by using common browser privacy extensions.
You can disable cookies in your browser at any time. The site still works, though the language toggle and analytics will not remember your choice.
Your rights
Wherever you live, you can:
- Ask what we have on you. Email Daniel at destrada@sisudevelopment.com with “Privacy request” in the subject. We respond within 30 days.
- Ask us to correct it. Same email.
- Ask us to delete it. Same email. We will delete or anonymize anything we are not required to keep by law. (For example, if we already sent your prequalification to a lender, we cannot retract it from them, but we can stop using it on our side.)
- Unsubscribe from emails. Every email we send has an unsubscribe link in the footer. One click.
- Opt out of ad targeting. Browser level tools (Do Not Track, Global Privacy Control) are honored where supported.
If you are a California resident, you have additional rights under the CCPA/CPRA, including the right to know specific pieces of personal information collected and the right to nondiscrimination for exercising your rights. If you are a resident of the EU/UK, the GDPR gives you similar rights. We will honor them.
How we protect it
We use industry standard technical and organizational safeguards:
- HTTPS everywhere on the site.
- Form submissions stored in business tools with role based access, only Daniel and direct staff can see them.
- Sensitive financial prequalification information is not stored on the website server, it is transmitted to the lender and not kept locally.
- Strong passwords and two factor authentication on all admin accounts.
No system is perfect. If we ever experience a data breach affecting your personal information, we will notify you as required by Texas law and any other law that applies.
How long we keep it
- Contact inquiries, kept while there is an active conversation, plus 24 months. Then deleted unless you’ve become an active client.
- Client records, kept for the longer of seven years or as required by Texas tax and contract law.
- Email subscriptions, kept until you unsubscribe.
- Analytics, retained for 14 months at most in Google Analytics.
You can always ask us to delete sooner. See section 06.
Privacy for children
The site is not directed at children under 13. We do not knowingly collect personal information from anyone under 13. If you believe a child has submitted information through the site, email Daniel and we will delete it.
Updates to this policy
If we update this policy in a material way, meaning a way that affects what we collect, how we use it, or who we share it with, we will update the effective date at the top of the page, and if you are on our email list, we will send a note.
Small, nonmaterial edits (typos, clarifications) we make without notice.
