The first community Sisu designed, platted, and built from raw ground. Twenty nine lots across two blocks on Bicentennial Boulevard, between Jackson Avenue and Houston Avenue in central McAllen. Five homes built and lived in. Twenty eight of twenty nine lots sold.
The neighborhood we built before anyone knew our name.
900 South is where Sisu started. Before the custom builds and the bigger projects, there was a long, narrow stretch of dirt on Bicentennial Boulevard and an idea: design a small modern neighborhood and build the whole thing ourselves, slab to keys.
We platted twenty nine lots across two blocks. Block 1 runs twenty four lots down the Bicentennial frontage, between Jackson Avenue and Houston Avenue. Block 2 holds five more at the south end, the Three Sisters row and the open lot still for sale. Each lot sold at $72,000, and nearly the entire subdivision was spoken for by 2024.
Five homes were built and lived in here, each with its own facade but the same standard of finish: the three townhomes at 801, 803, and 805, the corner home we call The Houston, and the Bicentennial townhouse up the block. They became the proof of what Sisu could do.
Just one lot remains for sale at 900 South. But the homes are real, the plans exist, and we can build any one of them on a lot of your own anywhere in the Valley, or help you find the right piece of land first.

The subdivision fronts Bicentennial Boulevard, with Jackson Avenue to the north and Houston Avenue to the south. Block 1 holds the twenty four lots along the boulevard.
