McAllen Pre-Construction: First Steps to Your Custom Home

Most custom home projects in the Valley are won or lost in the four to six months before a single shovel hits the dirt. The decisions that get made (or skipped) during pre-construction quietly set the budget, the timeline, and how much frustration you’ll absorb during the build itself. Here’s what should actually happen during pre-construction in McAllen, in the order it should happen.

Step One: Two Numbers and a Wish List

Every project starts with two questions answered honestly: what do you want this home to do for your family, and what can you actually finance?

A geotechnical report (around $1,500) before closing on land is one of the highest-ROI checks in the entire process.

On the want side, write it down before you walk into a design meeting. Floor plan orientation, bedroom and bath count, garage size, home office, outdoor kitchen, pool, primary suite layout, future ADU. Inspiration photos help, but a clear list of priorities helps more.

On the budget side, meet with a construction lender before you do anything else. Get pre-approved and learn what your real all-in number is, not just the construction loan amount. The all-in includes the land, the soft costs (architecture, engineering, surveys, permits, soil testing), the construction loan interest, landscaping, and a contingency of around 10 percent. Our breakdown of what custom homes actually cost in McAllen is the starting point for that math.

Step Two: Pick Your Team Before You Pick Your Plans

The order matters here. Most families think they should design the home first and then find someone to build it. That’s backwards and it’s how budgets blow up.

Bring your builder in before the architect, or use a design-build firm that puts both under one roof. The builder gives the architect real-time cost feedback as plans are being drawn, which keeps the design tied to what you can afford to build. Without that, you typically end up with beautiful plans that come in twenty to thirty percent over budget and a project that has to start over.

Picking the right builder is the highest-leverage decision in the whole project. Look at finished work, talk to past clients, and gauge how comfortable you are with the people you’d be working with for the next year. At Sisu we operate as a design-build firm so the design team and the construction team are in the same room from day one.

Step Three: The Lot

If you already have a lot, walk it with your builder before you finalize plans. If you don’t, walk candidate lots with your builder before you close.

The lot evaluation covers zoning, deed restrictions, easements, utility availability at the street, drainage, and soil. Valley clay can require post-tension foundations and engineered slab design, which adds real money. A geotechnical report (around $1,500) before closing on land is one of the highest-ROI checks in the entire process.

Step Four: Design in Phases

Once the team and the lot are locked, design moves through three structured phases.

Schematic design produces rough floor plans and elevations. The big decisions get made here: number of stories, room placement, basic massing, garage orientation. Expect back-and-forth.

Design development takes the approved schematic and adds detail: cabinet layouts, plumbing locations, electrical, finish materials, fixtures. This is where the budget either holds or breaks, depending on how disciplined the team is about pricing as decisions get made.

Construction documents are the final, fully detailed and engineered drawings that get submitted for permits and used to actually build the house. Current McAllen design trends are worth scanning during this phase to confirm your selections will hold up over the next decade.

Step Five: Permits

Construction documents get submitted to the City of McAllen building department for plan review. Expect four to eight weeks depending on workload and how clean the submittal is. A builder who has run plans through McAllen before knows what the reviewers tend to flag and can submit cleanly the first time, which saves you weeks of revision cycles. We build to standards from the Texas Association of Builders, which keeps reviewers comfortable with our submittals.

Pre-Construction Is the Cheapest Part of the Project to Get Right

Every hour spent in pre-construction saves multiple hours during the build, and every dollar spent on planning saves several dollars on change orders and surprises. Define what you want, run the budget honestly, pick the right team, evaluate the lot before you commit, and let design run through its phases without shortcuts.
