Looking at a lot? We’ll check it first.
Send the address or the listing link. We look at zoning, the flood map, utilities at the street and which office issues the permit, and tell you what to watch for before you buy or build. It costs nothing.
What we check.
Zoning and restrictions
Residential zoning, HOA rules and deed restrictions on style, height or materials.
Who issues the permit
Inside city limits, the city. Outside them, Hidalgo County, with steps of its own.
Flood zone
Where the lot sits on the FEMA flood map, which affects insurance and the slab.
Utilities
City water and sewer, or a well and septic. Electric service and gas at the street.
Setbacks and easements
How much of the lot is left to build on.
Drainage and soil
What to look for after a heavy rain, and when a soil test is worth ordering.
What you get back.
A call from Daniel with what we found, what looks good and what needs a closer look. When the lot needs a survey or a soil test, we tell you which one and why.
A lot check helps you decide; it doesn’t replace a survey, a soil report or a title search. Still looking for land? Sisu has seven lots at Pecan Heights in McAllen.
Quick questions.
Do I need to own the lot?+
No. The best time to ask is before you buy.
Is it really free?+
Yes.
Do you check lots outside McAllen?+
Yes, anywhere in the Valley. Lots outside city limits go through Hidalgo County, and we check that path too.
